A luxury villa built in the traditional local stone of the area with all the modern comforts to make your holiday more enjoyable. The holiday home, in a two acre olive grove, provides the ideal get-away location.


- Location -


The villa is situated in the countryside, just out of town in a peaceful setting but not isolated, in a lived in area and approached by a country tarmac lane with street lighting. It is ideal for those wishing to walk, cycle and explore. The area is considered to be an area of natural beauty with tourist cycle routes. Many Italians have their country home and spend most of their summer days in “Contrada Pagliamonte” a tranquil part of San Vito Dei Normanni with villas and trulli. It is not commercial or "touristy" but typically Italian. You can eat and drink well locally at very reasonable prices. Children are welcomed in most restaurant & bars as long as escorted by responsible adults. It is quite normal for an Italian family to take the children out for a meal and a walk in the square late at night especially in the warm summer evenings. The town of San Vito Dei Normanni with all its facilities is less than two miles away. The bars, restaurants and takeaways in the town are open till late. The numerous beaches, coastal restaurants and bars are a 12 kilometres drive from the villa. Ostuni 12 kilometres. Lecce 40 minutes drive, Ionian Sea 50 minutes drive, Adriatic Sea 15 minutes drive. Large supermarket 5 minutes drive, 24hour petrol station 5 minutes drive.


- Nearby Activities & Places of Interest -

Horse Riding in Santa Sabina (Carovigno) 15 minutes from “Tiddler” and Aquarossa just outside Ostuni, 30 minutes from “Tiddler”. Tennis in San Vito and Carovigno. Sailing in Brindisi (Porto Turistico). Go-Karting 5 minutes from San Vito. The Zoo in Fasano is approximately an hours drive away. The caves in Castellana and Alberobello the Trulli capital are a must. Great American mall style shopping in Brindisi and Mesagne. Weekly Markets in the nearby towns different days of the week. Local Masserie to visit and taste the local produce (Olive Oil, Preserves & Wine). Lecce “The Florence of the South” or the “Baroque Capital of the South” is easy to get to from San Vito. The Cript of Saint Bagio is just outside San Vito, an important part of the town’s history, is worth a visit too.


- The accommodation -

The villa can accommodate six guests. There are, three bedrooms each with a modern en-suite shower room, lounge, kitchen with dining area, covered veranda and large secure enclosed private courtyard. The property has double glazing with security grills and mosquito/fly nets, three air-conditioning units with heaters and a wood burner in the lounge.


- To the Outside -

There is ample car parking. A dry stone wall surrounds the villa’s olive grove.The villa and garden are approached through a private gated drive which has been enclosed by fencing.


- Inside the Villa -

The lounge is dual aspect, light and airy with a three seater sofa, wicker armchairs, coffee tables, air-conditioning unit, Digital TV with SKY Digital box and a DVD player.
For our winter guests we have installed a wood burner with a glass door and of course the three air-conditioning units efficiently heat the villa.
The kitchen is fully equipped for those wishing to dine in. There is a new five ring gas cooker with oven, microwave, dishwasher, upright fridge with a separate freezer compartment plus the usual kettle, electric espresso coffee maker and toaster. The dining area has an extendable eight seating dining table and chairs.
The three bedrooms can be prepared as two twin rooms and a double or two doubles and a twin. Linen and towels are provided. Each bedroom has a modern en-suite shower room.
A cot and highchair are available for the smaller guests.Fans have been provided for guests that do not wish to use the air-conditioning.


- The Veranda -

The arched veranda gets the morning sun and provides the needed shade during the hottest hours of the day. There is a garden table and chairs for six to eat outside and wicker armchairs with coffee table for lounging. The veranda, wrapped by the enclosed courtyard, is lit and very atmospheric in the evenings as the lit pool area can be seen through the gate and picture railing.


- The Courtyard -

The courtyard with olive trees and a beautiful mimosa tree offers the ideal private relaxing place with natural shade. The area is walled with two gates, to the pool area and the entrance. There is a charcoal BBQ for guests to use near the veranda. The area is well lit and ideal for dining “Al Fresco” in the evening. There are a further eight plastic chairs and small round table which are light and can be moved around the courtyard whether you want to be in the shade or sun.


- The Pool Area -

The enclosed pool area is accessed from the gate in the courtyard only, providing exclusivity for guests with added security for children. The swimming pool, installed 2009, is 10 metres by 5 metres with steps.
The shallow end is 1.2 metres and the maximum depth is 1.8 metres. Pool accessories include six sun loungers, reclining chairs, table to rest drinks on, privacy screening, sun umbrellas, outside fresh water shower and a solar heated shower.
The pool area is well lit and the swimming pool has lights should you wish to have a swim in the evening.


- Games -

There is a full size outside table tennis table, swing ball, badminton and table football.


- The Roof Terrace -

The roof terrace has tree top views, beautiful at sundown.


- Getting to “Tiddler” -

A hire car is essential to get about. All airports have hire car facilities. There are taxis but they need to be pre-booked and are expensive compared with the UK prices. The nearest airport is Brindisi 15 miles / 21 kilometres from San Vito Dei Normanni. Brindisi is a Ryan Air and Alitalia destination airport. Ryan Air flies direct from London – Stansted. Alitalia flies from London – Heathrow with a flight change at Rome. Bari is the next nearest airport 78 miles / 125 kilometres mainly a fast moving dual carriageway. Bari is a British Airways (from London - Gatwick) and Ryan Air (from London – Stansted) destination airport. Many of our guests drive over from Naples International (Approximately four Hours Drive). The roads are very good.


- A meeting point in San Vito will be arranged and you will be guided to the property -

The approach to the villa is lit by street lighting and the parking area is also well lit for those late night returns.


- Welcome Pack -

A welcome pack which contains local wine and a few essentials for the first night and morning are included. Other groceries for your arrival can be arranged upon request.


- Smoking Policy -

Smoking is allowed in the Courtyard and Covered Veranda, not in the Villa or Pool Area.


- Rental Rates -

600.00 GBP in the low season to 1,375.00 GBP per week in June, July and August.

NB:
Prices may be subject to change at the owner's discretion.
There will be an additional charge for electricity based on consumption at cost.
Change over day is a Sunday but flexible in the low season.
Payments are preferred in British pounds to a UK account, but Euro payments to an Italian bank account are also accepted.
A 30% non refundable deposit is required at the time of booking, the remaining balance and refundable damages deposit of £300 are due six weeks prior to holiday date.
Sheet & house towel change plus basic clean every seven days included.
Additional cleaning and linen change can be provided upon request.
The refundable damages deposit will be refunded within 7 days of departure subject to satisfactory final inspection & inventory.


- Conditions -

Parents must take the responsibility for the children and they must be supervised at all times especially when using the pool.
No smoking in the villa and pool area. Smoking is allowed in the courtyard and veranda.
Sorry no pets.

The pool is only available in the summer months. Please check with us prior to booking.
